ST VINCENT and the GRENADINES

St Vincent is one of the most beautiful of the Caribbean islands and is referred to by the tourist board as ‘The jewel of the Caribbean’. St Vincent is a volcanic island and benefits from the diverse geography with sweeping valleys and rock formations, all bedecked in lush green, tropical vegetation. St Vincent has not historically had a major international airport and property construction has been restricted, hence property prices have remained significantly lower than its better known neighbours.
Who It Suits
• This is both a capital appreciation opportunity and a passive income one at the moment as you will often find with year round sun. • People looking for a top class holiday home which they wish to combine with an investment opportunity. Guaranteed rents and one month’s use pa on Buccament Bay for example. • Investors who want to retire early with a full passive income.
The Pro’s
• A new International airport is due for completion in 2010.This is always good for prices. The government has created an initiative to increase the amount of holiday accommodation to cater for the new airport and the upcoming 2008 Cricket World Cup, where England are playing warm up games in St Vincent. • Raffles have bought half of a neighbouring island and have created an extremely upmarket resort, and Donald Trump has gone into partnership with them to create Trump villas, a prestigious development of multi-million pound homes. • Property prices in St Vincent are currently, roughly a quarter of those in neighbouring St Lucia and Barbados • Mortgages are available for 70% of the value on completion meaning that people can often borrow 90% of the purchase price. • All year round sun .Flights to the Caribbean are only just over 8 hours from the UK and can now be purchased for as low as £350
The Con’s
• For personal use it is quite a long flight versus taking your winter sun in the Canary Islands for example.
