Currently we have an excellent deal for investors with the opportunity to turn €1.3m into €3.3m in 3 years. Attached are figures and full details of the resort with the returns and the investor analysis.
 
This is a good deal unit by unit and the returns are very good especially in the current market. There is also an Investor deal where a group could club together to go in and the returns on this are the best I have seen in years.

95% of your Capital back in 3 years and the rest of profit in equity in a luxury resort in Greece with guaranteed rents and guaranteed mortgages.

I have existing clients in this development and I have direct contact with the land owner and developer.  
 
The things I like about the deal are:
 
1.  If the developer is buying back at an uplift of £180k for the two large three bed villas then he is very sure of his market and his value on completions. There is not a huge amount of comparable standards but I attach what there is.
2.  The developer owns the site outright and I await a valuation on this to show his own security. Other issues like bank guarantees are open to discussion.
3.  The developer is English and he is doing all the marketing and selling also so direct contact and negotiations are not a problem. They will also handle resales.
4.  Finance is guaranteed at the end. Not hugely important to you as you would have no problem borrowing but shows organisation and good planning.
5.  I am doing more work now on the comparable resorts prices and rentals but the fact the government is paying a subsidy to get 5 star accommodation built means there is a lack of capacity at that standard. I have checked all the room rates info etc for accuracy.
6.  The rent guarantee comes from the government not from the developer and so even with zero occupancy it will be paid.
7.  The development is wheelchair friendly and this is a useful niche to have as there is a shortage of this type of holiday accomodation.
