What Can We Do For You?

We work with people who want to achieve financial freedom with a good passive income to establish where they currently are on the path to financial freedom and how they can achieve that freedom in the shortest time possible. Without any of the jargon, we create an income through property for you that means you can lie in bed, play golf or shop and still make money. Most people use our service as a strategy to retire early or cut their working hours dramatically or live abroad for half of each year.

Can this still be done in the middle of a recession?

Yes it can, although more rules need to be adhered to and you will not just happen to get lucky with an investment. This is all the more reason at times like this to use the experts. Our service is free so you would be foolish not to avail of it.

You’re now wondering why I still work if creating a passive income is this easy?

Here’s the answer - I work 30 hrs a week, 9 months a year at a job I love and will continue to do this until about age 50 when I will retire. I will maintain my own property portfolio then as everyone needs an interest as well as an income. For people dreaming of early retirement proper advice is essential to achieve that goal. How Do We Do It?

We all have the same final destination which is financial freedom and we are all somewhere on the path at the moment, so the steps are simple:

  • Identify where you are now - to establish this we look at savings, income, job status and any existing investments you now have along with any specific goals you wish to achieve and your time scale for achieving same. The younger you start planning the better.
  • Decide where do you want to be - generally financial freedom is everyone’s goal but people are comfortable at different levels of progress and have different amounts of work to do to achieve financial freedom. I deal with people who are asset rich and cash poor as well as those who are cash rich and asset & time poor. There is a path for everyone.
  • We find the fastest path to where you want to be - I meet many people who have existing investments and for different reasons they are not things I would have recommended (eg. very high maintenance costs using up all the rents or locations not fantastic so rentals are low). Often these people can now see themselves where they went wrong but it can be difficult enough to get rid of these and move on without loosing all your savings. When people invest in the wrong thing it’s like taking a wrong turn on the road to freedom and not being able to turn back for hundreds of miles. If you had to learn this way for every potential mistake you would never get there. By using our service you have the benefit of avoiding these wrong turns. I have made the wrong turns myself so I already know all the warning signs. Remember: Every case is different but the goal is always the same.

We want financial freedom but are a little nervous of property – is there another way?

The two main ways to create wealth are (a) property, or (b) build a business to create an income and that you can ultimately sell. I previously had a business called FC on Call which I built myself from the ground up. Through this business I worked with many people who owned their own businesses helping them to maximise profits, minimise costs, make more profit and create a more saleable business. Having done this and ultimately sold the business, and having simultaneously been involved in property investing, I can assure you that wealth through property is a far easier path than building a business, even in a recession.

I could teach you a lot about property in one weekend where business and staff and sales etc is a long and steep learning curve. If you already have a business we can advise on things that make life easier but any business owner’s ultimate goal should be to sell the business or have it managed on your behalf and enjoy the freedom you have worked so hard for. Anyone who has ever set up a business will tell you it is a lot more difficult than they expected and few businesses make big profits.

Many property investments however make big profits with maybe only eight hours put into it. I have my own business as it allows me to do a specific job I really enjoy but I would not always advise others to start up. It depends on their field of expertise and also whether they can make a good income working for someone else with less stress and more time to focus on the early exit strategy.

People have become nervous of property as the Irish property market has crashed but this was absolutely going to happen as builders ignored the fact that there were no end users for the number of houses they were building. There were plenty obvious warning signs like that in the market here. What is important is for us to learn the lesson and learn to understand property economics and work only with developers who will deliver the results.

How Make Me Rich Ltd is different to other agents.

  • We are qualified accountants with a vast experience in business and investing and creating an income unlike most salespeople you will buy property from. Property is a business the same as any other with a product and a market for renting and buying and competitors etc. You need to be confident on all these aspects of business in order to make the correct purchase. At Make Me Rich Ltd we buy and sell and rent property ourselves so we understand all the day to day issues. I am always amazed at expo’s I attend how many stands are manned by people with zero hands on experience.
  • We create a full financial plan to take you from where you are to where you want to be with clear steps of what you must do and what we must do to achieve you goals. We do not recommend investing in a property because you like the look of it without having a clear plan in place.
  • We deal only with developers which we have a direct relationship with and who are without bank loans and without stock of finished houses/apartments. This is a huge consideration as all the developers who are in difficulties today were overextended with banks and had too much unsold stock.
  • We avail of a lot of BMV property (below market value) so you are already making money from the day you buy.
  • We are the main agent in Ireland for two large UK developers; Barrasford and Bird (UK owned - building in Greece and France) and Harlequin Property (UK owned - largest developer in Caribbean).
  • All of what we sell is 5-star accommodation which is fully managed and therefore a hands off investment with guaranteed rents ranging from 6-10% pa. This end of the market is much more secure and resilient against recession. These are not developers trying their hand at rental - they are dealing with large hotel groups (household names) such as Sol Melia and Oasis Hotels.
  • We sell for investment purposes only. We choose the developments and units which will make the largest capital gains and rental incomes so our service is about investment, not finding a holiday home although you will have one month’s free use of your property per annum with any purchase.
  • We recognise that many people have investments already that they now realise were not such a good option so we do our best to help people unravel situations like this. For many people who already own property abroad they will be nodding their heads at the above points as they may have already invested, unaware of the business aspect or the pitfalls of some investments and wishing they read this sooner. On average we can achieve a Return on Investment of 60% pa, so for example if you have access to €100k which could be invested you are losing €60k for every year you delay. Remember you do not need to have €100k in cash, we have many ways of raising finance and investments start from just €8k.
